Florida Continues to Outpace the National Housing Market

New data from Florida Realtors confirms a trend we have been watching closely this year: Florida's housing market continues to move in a different direction than much of the country.

New pending sales of Florida single-family homes rose 4.1% year over year in June, while pending inventory increased 5.1%. Nationally, pending home sales fell 0.3% over the same period, with the South posting a 0.9% annual decline, making Florida's performance stand out even within its own region.

This momentum is not an isolated month. New pending sales also rose 4.8% year over year in May, reinforcing that Florida buyers have remained active despite mortgage rates hovering near 6.5% and affordability pressures shaping the broader national conversation.

Closed sales told a similarly strong story. Single-family home sales in Florida increased 9.3% year over year in June, and the median sale price rose 4.9% to $432,000. While part of that gain reflects a softer June a year earlier, the underlying trend still points to a market that continues to attract serious buyers.

Pending sales are widely viewed as an early signal of where closings are headed, since they capture homes under contract before financing, inspections, and appraisals are finalized. For now, that signal remains positive for Florida. Economists note that the figure worth watching going forward is not the seasonal slowdown typical of summer months, but whether year-over-year growth holds, especially if mortgage rates move higher than they were a year ago.

For buyers and sellers alike, this data reinforces what we continue to see across our own transactions. Statewide trends offer a helpful starting point, but local market conditions, especially in a market as distinct as Palm Beach, often tell a more specific story.
