A Record Season for Palm Beach Real Estate
The Palm Beach real estate season that just wrapped was, by any measure, exceptional. Far more sales. Far higher prices. And a level of activity at the top of the market that we have not seen since the post-pandemic surge.
As recently reported in the Palm Beach Daily News, 15 single-family sales recorded at $30 million or more between October and the end of April, nearly double the eight transactions in that range during the same period last year. Seven of those sales exceeded $55 million, with the top deal recorded at nearly $77 million.
Those numbers speak for themselves. But what they do not fully capture is the nuance behind each transaction.
This was not a season where deals happened effortlessly. Pricing was firm, demand was strong, and qualified buyers were active at every level. But today's Palm Beach buyer is deliberate. They are well-capitalized, well-informed, and precise about what they want. That means sellers who positioned their properties thoughtfully and priced them accurately were rewarded, while those who did not faced a longer path to closing.
As broker Christian Angle noted in the Daily News article, "This has been a very good season. Pricing is firm and demand is strong, but each transaction is a process. It's a marketplace that requires a certain kind of persistence, a certain kind of patience."
That observation matches what we experienced firsthand this season. The market rewarded preparation on both sides of the transaction. Buyers who moved decisively on the right property secured exceptional homes. Sellers who understood the expectations of today's buyer achieved strong results.
The broader takeaway is this: Palm Beach continues to attract serious, long-term capital. The depth of activity at the ultra-luxury level confirms that the island remains one of the most sought-after residential markets in the world. But success in this market, whether buying or selling, increasingly depends on strategy, timing, and the quality of representation.
